(AP) ? Fifty years ago, a group of 106 influential cultural and civic leaders from Atlanta traveled to Europe to visit famous museums and demonstrate the ascendant southern city's commitment to culture.

The Atlanta area's population in 1962 had recently hit a million people, but political and business leaders worried the growth wouldn't continue if the city didn't improve its museums and venues for theater and music. The city's cultural development would be altered forever by the trip, but in ways that had to do more with its tragic end.

The group was on its way home June 3 when its chartered Air France plane crashed on takeoff at Orly Field in Paris, killing all but two flight attendants. It had been the worst single plane crash to date.

"The community was just in shock," said Joe Bankoff, outgoing president and CEO of the Woodruff Arts Center in Atlanta. "I mean, to lose over 100 people in a moment was just unbelievable. But to lose such a cross section of Atlanta was particularly important."

On the flight were artists, company leaders, the first woman elected to the city's school board and other leaders. Among the sites on their packed agenda were the Louvre in Paris, the Coliseum in Rome and London Bridge.

Out of the city's grief grew a sense that something needed to be done to memorialize them, to improve on its tiny art museum in an old house and struggling art school.

"These people were heads of companies in Atlanta. They were the wives who did a lot of the volunteer work at the art association," said Susan Lowance, who had traveled with the group but had decided to stay in Europe longer to visit friends.

She believes the development of the arts center is a fitting tribute to her friends.

"These were people who had a stake in what was going to happen, and what happened was wonderful," Lowance said.

Atlanta is now home to a world-class art museum that has collaborated with the Museum of Modern Art in New York and the Louvre, a Grammy-winning symphony orchestra and other top-notch cultural institutions.

Several business leaders led the efforts to create a permanent home for the arts. They wanted to honor the dead, but also shared the belief that to attract big business they needed to have big arts.

"It was about doing something that would put Atlanta on the map, and that vision was driven really by people who were not themselves passionate about the arts," said Bankoff, whose last day as head of the arts center was Thursday.

The idea was to create a single entity that would house all major art forms. It led to the establishment of Atlanta Arts Alliance and the Memorial Arts Center ? now named the Woodruff Arts Center, after former Coca-Cola president and major donor Robert Woodruff.

The groundbreaking for the Memorial Arts Center was held on June 3, 1966, the fourth anniversary of the crash. It took about two years to complete with a final price tag of more than $13 million, according to "Explosion At Orly," a book by historian Ann Abrams.

When the center opened in October 1968, the French ambassador to the United States presented to the city a casting of sculptor Auguste Rodin's "The Shade." Today it sits on the grounds of the High Museum of Art in a memorial ringed by polished stone etched with the names of those who died in the Orly crash.

The center has grown over the years to include the Richard Meier-designed High, the Atlanta Symphony Orchestra, the Alliance Theatre, the 14th Street Playhouse and the Atlanta College of Art.

Speculating on what the Atlanta arts footprint would look like today if the crash had never happened, both Abrams and Bankoff said they believe the city was destined to grow into a major arts center.

"Frankly, it would have happened anyway, but it might have taken a little longer, and it might have taken a few different turns," Abrams said.

The different artistic entities would likely have been scattered instead of winding up on a single campus in Midtown Atlanta, Bankoff said. The visual and performing arts were grouped under combined management, which may have accelerated their development and strength.

While Atlanta's profile in arts bloomed, the families of the crash victims put their lives back together.

Penny Hart was a 19-year-old college sophomore studying at the Sorbonne in Paris when her mother, Henrietta Collier Armstrong Ayer, came over on the trip. They ate dinner together the night before the crash.

"It was just a wonderful, happy occasion all the way around," Hart said.

Hart's stepfather booked her a flight to Atlanta the day after the crash. She stayed for several weeks and returned to Paris to finish her studies after her mother's funeral. After graduation, she abandoned her plans to go to graduate school for clinical psychology and decided she wanted to keep traveling. She became a flight attendant for Pan American World Airlines for several years.

"There was no one to stop me, and my mother would have stopped me. It just wouldn't have fit in with her image of things," Hart said. "I had a great deal of freedom, I guess. But it's also very strange to have no support if you need it."

She eventually returned to Atlanta. Her involvement in the memorial project was limited until decades later when she helped the center locate surviving relatives of the victims.

"Most of them were so thrilled to have been found because they hadn't had anybody to talk to about this very much and certainly not for a long time," she said. "In those days, you didn't wallow in your troubles publicly ever. You got right back up and dusted yourself off and got moving again."

Also killed were Tom Little Sr., an architect who restored 18th-century buildings, and his wife, Charlotte, who decorated the interiors with period furnishings. Their son, Tom, was 12 and was being cared for by an aunt while his parents were in Europe. He remembers watching cartoons in his parents' bedroom when the phone rang. He answered at the same time that his aunt picked up the extension in the kitchen and listened as another aunt sobbed that the plane had crashed.

Little remembers sharing stories with other family members of victims at the 40th anniversary of the crash. In his home, a photo of his parents taken just before they left for Europe sits on a shelf, and framed pencil drawings by his father hang on the walls. He said even he and his older sister had rarely spoken about the crash.

The Woodruff Arts Center and other organizations have planned events to mark the date, and Bankoff said the 50th anniversary provides "a moment to stop and reflect not just on the loss, but on 50 years of continuous support for arts and culture in the community as an important sign of what this community values."

"I'm glad that we have these anniversaries," Little said, "because I like to think that my parents' legacy will last forever."

Advisers still shaky on social media policy

(Reuters) - As the securities industry finally warms up to using social media sites such as Facebook and LinkedIn, regulators are discovering that brokerages and investment advisers are off to a rocky start.

Some firms are making major missteps as they ramp up their presence on the sites, and many do not even have social networking policies. Or if they do, many have inadequate guidelines.

And while many brokerages and investment advisers were once reluctant to use social media for their work, a growing number find they cannot ignore the marketing opportunity. They are increasingly using social media sites to increase their presence among customers and to recruit new business from investors.

A recent survey by the Massachusetts Securities Division found that 44 percent of the state's investment advisers use at least one social media site. More are expected to use social media within the next year.

Social networking sites, however, have caused a great deal of angst for compliance departments at firms. Many compliance professionals have worried that using social media would expose their firms to scrutiny from regulators for, among other things, not saving copies of the messages sent through the sites.

But findings from industry regulators suggest that some firms are not taking that scrutiny as seriously as they once did, and brokerages that still prohibit social media use can be sloppy about making their policies known.

For example, the Financial Industry Regulatory Authority, the retail brokerage industry's self-funded regulator, asked questions about social media in more than 1,000 brokerage examinations since mid-2010. Not having a social media policy in place - even one prohibiting the use of social media - was the most common violation of industry regulations, according to Amy Sochard, director of advertising regulation at FINRA.

But simply adopting a policy does not guarantee a smooth examination, a periodic regulatory review for brokerages. Failing to enforce existing social media policies, whether through record keeping or the storage of electronic communications, was the second most common violation, Sochard said at a recent FINRA conference.

Similar problems are cropping up at registered investment advisers, which are regulated by the SEC and by state regulators.

HOW ONE FIRM FELL SHORT

A recent follow-up letter to a registered investment adviser examined by a state regulator gives clues about the scrutiny firms can expect as they ramp up social media communications.

In the letter, obtained by Reuters, the regulator said the investment adviser did not create and outline proper procedures for social media use and did not adequately train employees. Simple guidelines, however, such as what types of posts were allowed or not, did not exist.

The source who provided the letter to Reuters asked that neither the firm nor the state involved be identified.

The firm, whose employees often used LinkedIn and Facebook, also fell short by not checking up on their activities there, even though it hired an outside company to save messages employees sent through the sites. The regulator suggested mapping out a periodic review of those details.

Investment firms "are shooting themselves in the foot," said Scott Peterson, co-founder of Relay Station Social Media LLC, a Washington-based consultancy. "Social media is its own kind of animal" and requires a policy of its own, he said.

Regulators typically send so-called "exam deficiency" letters after examinations of both brokerages and investment advisers to outline compliance problems that a firm needs to correct.

Another issue for compliance professionals is crafting a clear policy to require prior approval of employees' posts to the site, or spelling out procedures for ensuring that employees are acting in the best interests of their clients, in the event employees post investment recommendations.

WHAT DOES 'LIKE' MEAN?

An ongoing struggle for advisers is uncertainty over whether investors who click the "like" button on an adviser's Facebook pages are effectively giving testimonials, or a positive endorsement about the adviser. Similar questions also apply to recommendations clients may write for an adviser on professional networking sites, such as LinkedIn.

Use of client testimonials about an adviser's investment skills is a heavily regulated area.

The practice is severely restricted for brokerages and not even permitted for registered investment advisers. Still, there is little clarity from regulators about whether they may construe a "like" as a "testimonial." The SEC, in guidance from examination results it published in February, mentioned the concern, but left the question open.

Firms that are already concerned about clients "liking" their advisers on Facebook may be even more jittery after seeing how that detail was addressed during the state examination.

The state regulator asked the adviser to provide an explanation about why it does not consider a "like" on Facebook to be considered a testimonial.

If the adviser cannot provide that explanation, it will have to disable the "like" button, according to the letter.

One state that is among the few that are more specific is Massachusetts. Guidance released by Massachusetts securities regulators in January concluded that clicking the "like" button on Facebook, without further client commentary, is not considered a testimonial.

But uncertainty over "liking" and more social media issues in other jurisdictions will eventually lead to additional input from regulators, said Paul Cox, chief executive of Business Compliance Partners, a San Diego-based compliance consulting firm.

"At the current volume of social media deficiencies discovered during examinations, creating new rules and issuing new guidance will be warranted and required in the future," Cox said.

Shares in Spain's Bankia plunge on bailout plan

Bankia's president, Jose Ignacio Goirigolzarri, speaks during a press conference at the bank's headquarters in Madrid, Saturday, May 26, 2012. Spain's troubled bank, Bankia, has asked the Spanish government for 19 billion euro ($23.8 billion) in financial support just as a leading credit rating agency downgraded it to junk status. The request came as Standard & Poor's downgraded Bankia and four other Spanish banks to junk status because of uncertainty over restructuring and recapitalization plans. (AP Photo/Antonio Heredia)

(AP) ? Concern over the bailout plans for troubled Spanish lender Bankia and the country's ability to finance itself sent the nationalized bank's share price plummeting and Spain's borrowing costs soaring Monday.

Bankia's shares were down 21 percent to ?1.23 after trading following the bank's announcement Friday that it will need ?19 billion ($23.84 billion) in state aid ? the country's biggest bailout ? to shore itself up against its bad loans. The shares had closed at ?1.57 before trading was suspended Friday.

Investor remained nervous over Spain's finances and whether it might soon join the ranks of Greece, Ireland and Portugal and seek an international bailout. The interest rate, or yield, for 10-year bonds on the secondary market ? a key indicator of market confidence in Spain's ability to raise funds ? jumped 17 basis points in morning trade Monday to at 6.46 percent. A rate of 7 percent is considered unsustainable in the long run.

In comparison, Germany's bonds, seen as a safe haven investment, were at 1.38 percent, 508 basis points lower than Spain's.

Trading on Madrid's main Ibex 35 share index was down 1 percent.

Among the chief concerns surrounding Bankia's request for state aid is just how Spain plans to fund the bailout.

Bankia S.A., a fusion of seven cajas ? or savings banks ? was one of the banks hardest hit by Spain's real estate collapse over the past four years. It is estimated to have ?32 billion in toxic assets. The Bank of Spain had already agreed to inject Bankia with ?4.5 billion in rescue funds last June.

The size of the bailout figure came as something of a shock on Friday and opposition political parties are demanding the government explain how the bank got into such a state.

Bank of Spain estimates show Spain's banks are sitting on some ?180 billion ($233 billion) in assets that could cause them losses.

The government fears the cost of rescuing the most vulnerable banks could overwhelm its own finances, which are already strained by a second recession in three years and an unemployment rate of nearly 25 percent.

Spain has long denied it will follow Greece, Ireland and Portugal and seek international help but the conservative government of Prime Minister Mariano Rajoy has called on the European Central Bank must do more to alleviate its exorbitantly high borrowing costs.

M G International: 3 Smart Ways to Brand Yourself in the Job Hunt ...

http://theundercoverrecruiter.com/wp-content/uploads/improve-job-search-simplify.jpg

?In a sea of resumes, it couldn?t be harder to stand out than it is right now. While your experience screams, ?Hire me!? so does everyone else?s. In today?s job world, it?s a competition about who you know, and even then, the process of getting plucked out of 300 resumes can be an impossible task.
There are a number of ways you can brand yourself to stick out in a crowded stack of resumes. How do you get ahead? Get interactive.
??The job search techniques of yesterday ? send out r?sum?s, search the want ads, and wait for a job to fall in your lap ? won?t even get your foot in the door. What you need in order to get a job today, says Jim Kukral, is the courage to put yourself out there and get the attention of employers by trying something no one else is doing.? ? RP News Wires

1. Keep a Blog

Blogging has become a popular new form of social media. While blogging has been in existence since the late 90?s, it has become more popular across the board as of late. While many businesses have taken to this medium as a form of social media, you can use it to boost your hiring potential. This shows that you have technical skills with your particular blogging platform and that you are dedicated to your personal growth.
? Focus on a topic you?re passionate about, even if it has nothing to do with the position you hope to get. This reflects your personal brand.
? Consider a number of options ranging from traditional written blog, to short form blogging, or photo blogging.
? Place this in your skills section and hyperlink your URL in.
Related: How Blogging Will Boost Your Personal Brand.

2. Take Advantage of Google Plus

The social platform created by Google might be your best professional portfolio. With a variety of ways to express who you are, it serves as an excellent way to be your brand. Having a Google Plus account, and using it only for professional interactions, allows you to create the best reflection of yourself.
? Photos: The trouble with Facebook photos is the tagging ability. A survey by Reppler found that 11% of survey participants decided not to hire a candidate because of inappropriate photos. With Google Plus you can place a few simple photos to communicate who you are as a person and keep your St. Patty?s festivities out of the picture.
? Portfolio: Perhaps one of the best features is the portfolio section of your profile. Here you can place links to various places where you or your work has been featured. Whether it?s photographs, blog posts, interviews, etc, being recognized or published is always good.
? Other profiles: Use this link area to send potential employers to networks other than Facebook. Link your Tumblr account, your blog, etc.

3. Create a Video

Whether you?re a skilled videographer or not creating a video of some sort is a smart way to boost your chances of being remembered for the position. Your brand will come through better in video than on paper.
This phenomenon has gained popularity on sites like ResumeTube which allow you to promote yourself via resume video. Beyond.com says, ?The use of video resumes is a growing trend used by job candidates to effectively market themselves to employers and stand out amongst other candidates who do not yet utilize this tool.?
If you can?t manage to create a video, utilize another medium such as Prezi. Whatever medium you prefer, remember to:
? Be creative: Don?t simply read your resume out loud, find creative ways to show them your resume. Mashable suggests using the video as a means of showing what you will achieve in the future, not necessarily what you already have. You can sing, act, be silly, whatever fits who you are.
? Make it short: While your video will be entertaining, the employer doesn?t have time to watch a ten minute video. Two minutes or less is ideal.
With the number of qualified candidates growing with each new graduating college class, it?s more important than ever that you stand out in your job hunt process. To do this, it?s smart to brand yourself ? give your potential employer something to really remember you by. Be creative, have fun and get the job.

Multicultural Marketing ? 3 Easy Steps to Attract International Business

Your online business can have global visibility. But is your message getting across to different cultures as you expect it? Are you able to adapt quickly to global market opportunities you see pop up? Or would you like to know how to quickly target different international audiences, with little investment on your part?

With a little thought and some careful preparation you can have an effective international presence through your current local business. Sure, language skills can help you open doors. But careful consideration to different cultures can give you a great advantage.

Get more business from non-native English speakers

Today there are more non-native English speakers in the global web market than there are native English speakers. And the e-businesses in many foreign language countries is expanding rapidly.

Today you need to know if your sales message is getting through to everyone, everywhere they have a market. You need to nurture communication with each specific cultural market.

A lot of foreigners do speak English. But most don?t. And the people who do speak English as a second language, do not have the same level of understanding as native English speakers do. The problem is your international readers have different levels of English language skills.

Language is only part of the complexity in multicultural communication. There are also the whole set of cultural differences in mindset, in habits, and in other aspects of communication as a whole. Miscommunication in some form or other happens very easily. Sometimes without either parties realizing they are not of the same understanding.

Written English also has its pitfalls in cross-cultural communication. Of course people have more time to understand when reading. But the person writing can?t tell the effect his writing is having on the reader. Is the reader understanding what the writer intended in the first place? Is he even interested?

Step 1 ? Internationalize Your English

Avoiding miscommunication requires constant awareness at all stages of communication. The process is fairly easy:

1. Acknowledge constant risk of miscommunication

- Be prepared to be patient and forgiving.

2. Clear communication

- Use plain English; avoid slang and local or national expressions
- Give clear explanations.
- Always go through processes slowly, methodically, logically.
- Give full explanations; don?t assume everyone does things like you do
- Speak slightly above your listener?s level of English.

3. Stay calm ? Question your own communication first.

- If your gut reaction is to respond aggressively, keep this in check and respond slowly.
- Do not jump to conclusions quickly.

4. Listen actively to everything.

- Adjust your communication accordingly

The most difficult part is in the beginning, in training yourself to keep this open mindset constantly.

Practice brings you enriching experiences. The more practice you have in becoming familiar with communicating with other cultures, the better you become at establishing and maintaining effective communication cross-culturally.

The first two steps of this process can be applied directly to your written communication. Don?t forget to be even more patient and to communicate clearly when you do get feedback from your readers. And listen attentively to what your readers have to say.

By paying close attention and adjusting your written communication to your readers? responses you will get your message across better. Your communication with your international clients and prospects will evolve and you will become more familiar with how your business is perceived abroad. You will be in a better position to take advantage of global business opportunities.

Step 2 ? Create Localized Websites In English

Developing an international company can be made in steps.Once you get to know your different international markets, you can develop localized websites for individual countries. Cultural differences in non-native English speaking countries are often strong enough to merit adapting your English language website to each country.

This would also give you the time to get to know your particular marketing strengths in each country before investing in full blown multilingual sales and marketing efforts?and making mistakes.

An English language website targeted for the specific needs of each different culture will bring you better results than one main website in your home territory serving the world. What is considered polite in one country can be offensive in another. What is considered normal sales practices in one culture can come across as a very aggressive intrusion by another culture.

The best way to quickly grasp what makes your international clients tick, is to be interested in them. Have a look at some of their local websites. Don?t worry about not understanding them. Just notice how different they look in general. How do the graphics affect you? If there is any audio online, what is the general sound? Try to identify different tastes.

Be interested in reading about anything from that particular culture. Ask questions. Keep an open mind. Show your interest. And then listen to any feedback you have from your clients.

Before long you will see recurring questions. You may even be able to identify misunderstandings as they arise. Return to your website and try to answer these questions simply and clearly.

Adapt each localized English language website for your message to be understood as best as possible by your native readers. This will limit the risk of cultural misinterpretation as much as possible.

Your sales message may not be as strong as if it were in the reader?s native language. But it is often easier and quicker to adapt your English language website to the cultural specificities of your local target market. Your adapted, localized English language website will also convey a stronger message than a bad translation.

This process will also give you credibility within each different cultural group. People often do web search first in their own country search engines. People are not stupid. It will be hard to hide the fact you are a foreign company. But they will recognize your willingness to make an effort in understanding them and appreciate you for it.

Step 3 ? Multilingual Websites

Of course, with a little bit of effort you will develop your market in each individual country. You will begin to understand any differences in buying habits, tastes, difficulties. At this stage you will ask yourself if you could get more business with a website in your readers? native language.

Going through the first two processes of making your website Non Native English Speaker friendly and localized will save you a lot of time when it comes to the writing of your website into different materials. You will probably understand how the differences in your markets will require material specifically written for each market. You will be able to evaluate whether you can get away with simple translations of your current website and sales materials or not.

Part English ? Part Multilingual

Depending on your particular market you may decide to translate parts of your website, all of it, or only translate parts of specific local marketing campaigns.

There are various tactics companies use. The choice really depends on your market. Two of the options are:

- Keep your main localized website in English and have a direct sales page online in the local language, with email campaigns in local languages
- A specific area of your localized website in local languages to provide key information to your international clients in their own language.

Thought should be given to strengthen you cross-cultural communication at its weakest points.

Fully Multilingual Presence

Localized websites in solely in native languages are ideal for international business. They are the longest program to implement, and carry the highest risk of making your company look bad. The reason is because translations do not do the job. Full cultural customization comes with an intimate understanding of the local market for your products and services.

The writing of a website for a different culture and in a different language needs to be written by someone with all three of the following criteria:

- Intimate local market knowledge, to be able to write to the target audience
- Understanding for both cultures, to understand the differences in messages to be delivered and change them when appropriate.
- Native speaker

Having your website written by someone who meets all three of these qualifications will give you a good website. The trouble is it will take you time to find the right person for the job. And you need to find a different person to write your website for each different language.

To give all of your readers a great multilingual experience and ensure your company?s superior international presence, you also need someone to coordinate the writing of all websites. This person will cover branding issues, and consistency. Simple things such as specific industry vocabulary need to be coordinated throughout all languages.

A fully integrated multicultural strategy is a great benefit to international business. It will also keep you from cultural blunders.

Global Market Communication Takes Time And Practice

Don?t let your own lack of language skills stop you. It is more about building relationships.

Show your willingness to do business internationally. Listen attentively to any feedback you get. Your product or service may have a brand new market in a different cultural environment. You may need to adapt your services or your product.

With increased multicultural marketing experience you will develop new opportunities in unthought-of places.

Editor's Selections: Political Economy and the Grave, and Uniform Colors

ShareShare ?ShareEmail ?PrintPrint

Two selections for your holiday weekend (Memorial Day, US):

  • Can grave goods tell us about the political economy of a group? At Bones Don?t Lie, Katy Meyers reports on recent research that examines what burial practices can reveal about the extent of social networks.
  • At bigthink, David Berreby discusses a neat study on the ways colors can influence our perception ? and how sports teams may integrate this information when planning team uniforms (and how it might work against them). It?s a fun read that takes research out of the lab and away from the WEIRD crowd.

Until next time, folks. I?ll be back next week with more from anthropology, philosophy, and research.

Demographics Impact on Commercial Real Estate Investment

Americans are very mobile. They are willing to move to new areas that offer well-paid jobs and low cost of living. The US population has a net gain of roughly about 1% annually in the last 30 years to about 301 million people in 2007. However, the increase is uneven, i.e. in some areas the population increases rapidly while some areas the population decreases. As a commercial real estate investor, you want to invest in a growing and/or stable area to capture high rents and potential appreciation.

Investing in declining areas may offer strong income now but potential for appreciation is slim and it may be difficult to sell the property later on.As Americans move around, there are 3 major patterns of migration: from Snowbelt to Sunbelt states, from the coasts to inland, and from big cities to the suburbs. On top of those 3 patterns, there is a demographic impact of the Baby Boomers.

Migration from Snowbelt to Sunbelt States

Snowbelt states, e.g. Michigan, Ohio, and Philadelphia tend to have high concentration of heavy industry: steel, auto, etc. These states have lost jobs due to foreign competition from Asia where the labor costs are much lower. As a result, the population in many Sunbelt states has continued to decline.

Migration from the Coasts to Inland

There are 153 million Americans currently living within 50 miles from the coastline. They are moving from big cities along the coasts, e.g. San Francisco, San Jose, and Los Angeles. Inland areas in Sacramento, Riverside/San Bernardino counties, Las Vegas, Phoenix, Dallas, Houston, and Charlotte experience very rapid growth. There are 3 main reasons for the migration:

Many companies and people are moving into these cities to take advantage of the lower housing costs and avoid congested traffic. A software engineer working in the suburb of Dallas will get paid a little bit less compared to working in Silicon Valley. However, his home in Coppell, TX is about 60% less expensive and 2 times the size. The San Francisco/San Jose lost about 10% high-tech jobs after the dot-com bubble. The city of New Orleans lost about 50% of its residents after the hurricane Katrina as people moved to higher grounds.

Migration of Middleclass from big Cities to the Suburbs

Within various metros, the high income families tend to move from the cities to the master-planned suburbs looking for newer, bigger homes and better local amenities. This is evidenced inDallas metro: the population is either declining or growing slowly in Dallas within loop 635 while in Plano, Coppell, Keller and Grapevine it is growing rapidly. The people in these suburban towns are also more affluent.Houston metro: the population is also declining or growing slowly within Houston. However; in Sugar Land, Pearland, Katy, The Woodlands, and Spring the population is growing rapidly.Atlanta metro: the Northern part of Atlanta, e.g. Duluth, Alpharetta, Lawrenceville is experiencing phenomenal growth.

The median house hold income in these areas is between $ 65-110K compared with $ 25-45K within the city of Atlanta where the population is declining.

The Impact of Baby Boomers

The Baby Boomers consist of about 77.5 million people who were born between 1946 and 1964. During this time, the US population increased by over 50 million people and grew an average of 1.7% annually instead of the typically less than 1%. Starting from the next few years, these baby boomers will be heading toward retirement. One or all of the following will happen:Many will move to retirement communities in the Sunbelt states. They will realize that (for those who wait till the last minutes) they need another source of income to supplement their limited social security income. They also discover that commercial properties offer strong cash flow which meets their investment objectives. It?s likely that the demand for commercial real properties, especially ones with NNN leases will be even higher in the near future as a result.

They will need even more medicine. This means Walgreens, Rite Aid, and CVS should do well. They should continue to be good tenants as they always have. The properties they lease should hold value and continue to be in high demand especially in stable and growing areas.

Making Money With Licensed Sports Apparel : Sports and Recreation

Research exhibits that the sports activities attire trade grows by more than 5% each year. That is as people have turn out to be more health conscious and wish to be fit and appear to be these stars often seen on television.

Arising with a brand may be difficult since there are a whole lot of gamers already competing within the market. The very best factor to do now will be to sell these licensed sports activities attire to customers either by putting up a store or organising an online store.

The first that the individual ought to do is to get a business permit. When the paperwork are ready, it is time to write a letter to corporations comparable to Nike or Reebok that?s willing to permit the individual to grow to be a distributor.

Most often, these firms won?t have any issues in having this stuff offered by one other store. The person will likely be allowed to select from varied traces that cater to different sports activities or simply get what is left after the official stores have concluded the buying of those goods. The important thing to earning profits will likely be discovering a great location to arrange shop. The mall is the best place and the individual ought to design it in a manner that is appealing for shoppers. A few of this can be hung in the wall while others could be folded neatly in show shelves.

Most firms that sell licensed attire will get these merchandise at a discounted price. It is as much as the entrepreneur how much to mark it up and make a revenue so the money earned can be utilized to replenish or purchase new ones when the following collection comes in.

The principles for organising an internet store to promote licensed products is more lax than having a freestanding shop. It?s because all the individual has to do is make a website then buy these goods in bulk to get a bigger low cost then mark it up to sell to the consumer.

The individual ought to make it possible for the website may be seen by placing keywords or tying up with the key search engines like google so this could easily be discovered by people.

The person can by no means go fallacious with promoting licensed sports apparel. The entrepreneur ought to be sure that the delivery of the ordered product shall be shipped on time for the reason that customer has already paid for it through credit score card. You can purchase high quality sports apparel from 6pm.com, while purchasing don?t forget to use 6pm coupon code to save on your order.

Infographic: Small Business Owners Want To Be Understood ...

With a nod to National Small Business Week, The UPS Store recently conducted a survey of more than 500 small business owners to find out what kind of support they need, what support they receive and what unique challenges they face. We heard repeatedly that small business owners want to be understood, and many need more support than they?re getting.

We weren?t surprised to find that most small business owners want to work with other small business owners who best understand their complex needs. As a network of franchised locations, each individually and locally-owned, we see this every day in our close relationships with the small business customers in the communities we serve. Interestingly, almost 75% of survey respondents say it is important to have support from a business resource who understands their issues because they, too, are a small business owner. Yet, only 52% percent of small business owners currently work with such a resource.

Additionally, while nearly half (46%) of small business owners would like to work with a local resource who can help make their lives easier, no more than one in four respondents receive any kind of support from a resource partner in running their business.

If you?re one of these small business owners looking for a resource partner who really understands what you need, look to your local UPS Store. Each of our franchise owners understands the needs of other small businesses because they?re franchised small business owners themselves. They help fellow small business owners in their communities with packing, shipping, printing, marketing and more. And, with more than 4,300 locations nationwide, you?re likely to have one right in your neighborhood.

On behalf of The UPS Store and UPS family, we thank the small business community and look forward to continuing to serve you.

$10,000 reward in killings of grizzly and her cub

By Miguel Llanos, msnbc.com

There's a hunter out there with a $10,000 bull's-eye on his back. That's the reward being offered for information leading to the identification, arrest and conviction of whoever shot dead a grizzly bear and her cub in northern Idaho.

Grizzlies are on the Endangered Species Act list and thus may not be hunted in the Lower 48. An estimated 40-50 grizzlies live in the region, Jason Holm, a spokesman for the U.S. Fish & Wildlife Service, told msnbc.com, so killing two is a significant number.

It wasn't clear why the grizzlies were shot, given that the carcasses were still there. Officials would not elaborate on whether any body parts were taken.

"We can't reveal details pertinent to the investigation, including specifics on the carcass condition," Holm said.?

A black bear hunting season is open in Idaho, raising the possibility that someone mistook the grizzlies, also known as brown bears, for black bears.

While federal and state officials investigate, several private groups stepped up with the reward. Holm said they preferred to remain anonymous.

The two bears appeared to have been dead a few days when found May 18.

The mama grizzly was discovered by a hiker in a clear-cut area on Hall Mountain, east of the Kootenai River valley and northwest of U.S. 95.?A subsequent search of the area turned up her dead cub.?

Anyone convicted of killing wildlife protected under the Endangered Species Act faces a maximum penalty of one year in prison and a $100,000 fine.

Holm, for his part, hoped that the substantial reward would produce some quick results.

"I trust the shooter is sleeping poorly tonight, knowing his softball teammates, drinking buddies and family members are currently weighing whether they appreciate him or the ability to receive $10,000 anonymously more," he said. "I hope the reward and the truly callous nature of the crime persuade someone to do the right thing."

Buying Brooklyn Homes: Up-and-Coming Real Estate Trends ...

As a result of the changes in the real estate market and economy over the last few years, several new real estate trends are appearing. Here are four of them you might want to take into consideration when searching for Brooklyn homes to purchase.

Buy a home you can afford. In the past, some buyers bought more home than they could really afford. Today?s trend is to buy within your means (or even below your means). You still want to get pre-approved for a loan so you know the maximum you can spend, but don?t let that be your only guide to determining how much home you can afford. Consider your lifestyle. Do you want to spend your hard-earned income on vacations, hobbies, clothing, charity or your children rather than spending it all on mortgage payments? Do you prefer to live frugally now so you can save for your retirement? Or is your home where you prefer to spend the majority of your earnings?

  1. Consider live-in value as well as resale value: Buy a home that you?ll enjoy living in for the next five to seven years, rather than focusing exclusively on the future resale value of the home.? The rule in the past was that you needed to own a home for about five years in order to break even when you sold it. Now that real estate values are increasing at a slower pace, you may need to stay in your home up to seven years in order to break even or earn a profit when you sell it.
  2. Search for Brooklyn homes based on proximity: With the increasing price of gas, your daily drive to work can be very costly if it?s a long commute from your home. Consider buying a home that?s close to your work place or close to inexpensive mass transit. If you can find a home you enjoy that?s also close to where you shop and play, even better. You?ll save travel time and money.
  3. Compare the benefits of a well-planned smaller home to a rambling McMansion: According to Sarah Susanka, architect and author of Not so Big House, you can comfortably live in one-third less space than you think you can. Buy a home that you find beautiful and functional, and the size won?t matter.

Whether you?re looking at large or small Brooklyn homes, I can help you find and buy the home that fits your needs. Give me a call today? Charles D?Alessandro Your Brooklyn real estate agent with Fillmore Real Estate a call at 718/253-9600 ext 206 or email me at charles@brooklynrealestatesales.com.
